Before you grant a tenancy insure you have your tenants checked out.

You can have a "tenant credit and Referencing" company do this for you.

It is not expensive and well worth the money. the cost is about £15 and you can have the results back the same day. The typical checks included are CCJ, Bankruptcy, Electrol roll and a scan to see if your prospective tenants are showing a bad credit history at undisclosed previous addresses.

We strongly recommend that you carry out a Credit check on your tenants when ever you let your property. it may save you money and a serious headache later.

Below we have provided further tips.

  • Do not grant, if possible a tenancy longer then six months
  • Get evidence to identify the tenants who want to take up the tenancy, to establish they are, who they say they are.
  • If possible, get two or three tenants to take the tenancy, as they will all be joint and severally responsible for the tenancy.
  • Carry out a credit search on your tenants before you grant the tenancy. The cost is approximately £15.
  • Get the tenants to provide a guarantor (download form)
  • If you think you may want your property back at the end of the tenancy because you need it for your self to live in as your main residence. Then give the tenants a letter stating that fact just before you grant the tenancy. Make sure you have a clause stating the same drafted within the tenancy agreement that you are about to grant. Get them to sign your copy as evidence that they have received their copy. This may help you gain possession easier.
