Sadly some tenants can vacate a let property leaving the landlord with a debt. This may happen before and without any legal action taking place or it may happen after legal action has taken place.

It is vital to trace a tenant in order to recover the debt for two reasons:

1. If the tenant(s) have vacated the let property and you want to issue a claim for the debt you will need the address where the tenant(s) have moved to, in order to do so.

2. If you already have a court judgment then you need an address to enforce the judgment (bailiffs etc).
